Cassondra Liles has been a real estate professional since 2002 and in the past few year started her real estate investment journey. It had always been the plan to purchase a small investment property for each of my three children when they went to college. Having been a Realtor since 2002 it would hurt my heart to pay rent once they moved off campus. Understanding that it’s a requirement to live on campus for at least your freshman year at most colleges, it was my thought that once they were through their freshman year they could live in the property and build a little nest egg with which to send them off into the world. And that’s how this all began.

In the fall of 2022, her son entered East Carolina University as a freshman in Greenville, North Carolina. About that time she started looking for a house that I thought would be a great property for him to move into when he was able to move off campus after his freshman year. The plan was to long-term rent it for that year to bring in a little income, and then it would be ready for him for the next year.
It was around that time that a few of her friends started renting out their second homes for small blocks of time and we were chatting about the opportunities and profits they were receiving through this process. Her interest was peaked. Those conversations convinced her to pivot and to dip her toe into the short-term rental market with this Greenville property.
She admits she had very little idea of what she was doing, however she jumped in head first and started learning as much as she could. Out of her notes and research, this book was born.
